About us
We find buyers for homes the banks won't finance.
Not by buying them. By working for the people who already own them, and being straight with the people who want to.

Plenty of people can afford a house payment and still cannot get a mortgage. Self-employed income, a thin credit file, a bankruptcy that has long since stopped mattering to anyone but an underwriter. The houses exist. The buyers exist. The bank sits in between.
We work the gap. Owners who are open to being paid over time list their homes with us, and we put those homes in front of buyers who can pay but cannot borrow. When the two fit, the owner finances the sale directly and the buyer starts owning on day one.
We do not own the homes on this site. We do not buy them, renovate them, flip them, or hold title to them. We are not a lender and we are not a bank. We market homes on behalf of their owners and we are paid for doing that — which is worth saying plainly, because it tells you exactly whose side of the table we sit on and where our interests stop.
How we work
Every listing shows the numbers before you ask.
A home reaches this site with its price, its down payment, and its monthly payment on the card. You should not have to ring anyone to find out whether something is affordable, and you should not discover the real number three conversations in.
When a listing is missing one of those figures, we leave the space empty rather than filling it with an estimate. An invented number is worse than a blank one, because you would plan around it.
Terms are set by the owner, not by us, and they vary from home to home. We tell you what we have been told, we tell you what we do not know, and we hand you to the paperwork honestly.
See available homesWho this is for
People with income the mortgage system cannot read.
Self-employed buyers whose real earnings do not fit on a W-2. People rebuilding after a divorce, a medical year, or a bankruptcy that has already been discharged. Buyers who have paid rent on time for a decade and cannot get that to count for anything.
It is also for people who are simply done with the process — who would rather deal with the person who owns the house than with an institution that will ask for the same documents four times.
It is not for everyone. These homes are sold as-is, the repairs become yours immediately, and the deposit is non-refundable. If you want a home that someone else is responsible for maintaining, this is the wrong way to buy one, and we would rather tell you now than after you have paid.
Get started
Look first. Nothing is owed for that.
Browse what is available, then request a self-tour on anything that interests you. We text you a link to verify your ID, then the door code and the condition notes. You walk the house on your own schedule, with nobody standing behind you. No payment at that stage, and no obligation after it.
Still working out whether this kind of sale suits you? The FAQ covers contract for deed, the as-is condition, and the deposit in plain language.
